| 1. | The proposal site lies within the village development limit for the village of Fritton on land to the rear of the Decoy Tavern. The plot is small in relation to the size of the majority of residential curtilages in the area, with the proposed dwelling situated to the northwest of the plot. The resulting dwelling is an unneighbourly form of development which, because of its position close to the boundary with the neighbouring property to the northwest, has significant adverse effects on the residential amenity of this property, with the possibility of damage to an established tree within its curtilage. The development is a cramped form of backland development which is detrimental to the form, character and setting of the settlement.
The proposal is therefore contrary to Policies HOU7/HOU8 (Criteria A & E), HOU15 and HOU17 of the adopted Great Yarmouth Borough-Wide Local Plan. |
