| 1. | The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The porch hereby permitted shall be rendered and painted to match the existing dwelling. In addition all other materials (roof tiles and windows/doors) are to match the external finishes of the dwelling. | 3. | No part of the porch hereby approved (including guttering, rainwater goods or roofing materials) shall overhang or encroach on to the boundary of the adjacent property (No 23 Raleigh Avenue). The reason for the condition is :- To maintain the amenities of adjacent occupiers. |
| 4. | REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in Policy HOU18 of the adopted Great Yarmouth Borough-wide Local Plan. |
