| 1. | Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan states that extensions and alterations to dwellings will be permitted where the amenity of neighbours is adequately safeguarded and the character of the area is not adversely affected. The extension or alteration must :-(a) Be in keeping with the design of the existing dwelling and the character of the area; (b) Not prejudice the amenities of a neighbouring dwelling and (c) Not result in overdevelopment of the site's curtilage. Both houses have been previously extended with single-storey and two-storey additions which have already increased the floor area of each dwelling by nearly 50%. It is considered that the cumulative effect of the proposal will result in an overdevelopment of the site contrary to criterion (c) of Policy HOU18. In addition, the height and bulk of the extension is out of character with the area and will have an oppressive and overbearing effect on the outlook from the dwellings to the north of the site. |
