1.	The proposed siting of a concrete sectional garage on the parking area allocated to No. 7 Bishops Walk is considered by the Local Planning Authority to be out of keeping with the character of the surrounding area and have an adverse visual impact on the area. The building would be detrimental to the residential amenities of adjacent neighbouring properties by virtue of the limited space between the front of the properties and the garage and the resulting loss of outlook. The garage would create an isolated building located in a prominent position in the parking area and would set an undesirable precedent for further similar development of this type and result in an inappropriate mixture of styles to the detriment of the appearance of the locality.
2.	For the above reasons the development is considered to be contrary to Policies HOU18 and BNV16 of the adopted Great Yarmouth Borough-Wide Local Plan.
