1.The proposed conversion of this substantial hotel into six flats is considered by the Local Planning Authority to be an over-intense use of the premises for residential accommodation and the culmulative overall increase in residential density would be significantly detrimental to the character of the holiday area, together with the impact on the adjoining holiday accommodation and is thereby considered contrary to Policy HOU22 & HOU23 (B & F) of the Great Yarmouth Borough-Wide Local Plan.
2.The proposed conversion of the hotel to form residential apartments would lead to the loss of tourist accommodation within an established frontage containing many hotels which would be contrary to Criterion (A) of Policy TR12 of the Great Yarmouth Borough-Wide Local Plan in that the cumulative effect on the change of use would result in a significant adverse effect on the character on the holiday area. The premises are located in an ideal position for holiday use, being on the seafront and being close to the esplanade and a wide range of tourist features which combine to give the area its special character. The loss of hotel bedspaces in this location, would be to the detriment of the resort which seeks the widest range of available accommodation for the benefit of visitors.
