1.The proposed alterations are considered to be an unacceptable form of development as the roof, in particular, would constitute an overdominant feature thereby creating a visual intrusion which could lead to a loss of privacy for the adjacent dwellings, which was not present previously. In addition there are a number of disparate rooflines, junctions and angles which further intensifies the juxtaposition of the relationship between the scale of the proposed roof and the original dwelling walls. As a consequence the roofline appears awkward, with irregular eaves lines and the gable and garage roof angle on the eastern elevation does not constitute an acceptable architectural full stop and would, if allowed, create a jarring visual element within this otherwise orderly area.
2.A key theme of both local and national policy is to promote good design and it is considered that the proposed alterations would have a detrimental impact on the outlook of the occupiers of the neighbouring properties by reason of its inappropriate height and form and bears not relationship with the original, modest design of the dwelling.
3.Therefore for the reasons given above the propsoed development is considered to be contrary to the provisions of the adopted Great Yarmouth Borough Wide Local Plan and in particular, policies HOU18 and BNV18.
