| 1. | This permission expires on 19th September 2013 and unless on or before this date application has been made for an extension to the period of permission and such application is approved by the Local Planning Authority, the building shall be removed from the site.
The reason for the condition is:-
In order to retain control over the building which is constructed of short lived materials and in the interests of the visual amenities of the locality. |
| 2. | Prior to the commencement of any development, a flood response plan shall be submitted to, and agreed in writing with, the Local Planning Authority. This flood response plan, including information regarding the availability of the Environment Agency's 'Floodline' flood warning scheme, shall be made available to future occupants of the site by means of a fixed notice within the building prior to habitation.
The reason for the condition is :-
To safeguard and protect the development and occupancy of the buildings from any potential hazardous situation and to ensure that occupants of the development are aware that the site is at risk of flooding. |
| 3. | Prior to the commencement of development, a scheme detailing the anchorage of the temporary building in the area delineated in the Environment Agency's flood zone map shall be submitted to, and agreed in writing with, the Local Planning Authority. The works/scheme shall be constructed in accordance with the approved plans/specifications prior to occupation of the building.
The reason for the condition is :-
To ensure that in the event of flooding, the anchorage of the structure will prevent it from becoming buoyant and floating off site. |
| 4. | The development shall be constructed with a minimum finished floor level of 1.O6m AOD.
The reason for the condition is :-
To ensure there is no increase in flood risk at the site. |
| 5. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria of Policy EMP15 of the Great Yarmouth Borough-Wide Local Plan. |
