1.	The proposed conversion of the property into a house in multiple occupation is considered to be an over-intense use of the property and the cumulative overall increase in residential density would be significantly detrimental to the character of the holiday area, together with the impact on the nearby accommodation and thereby be contrary to Policy TR12 and HOU23 of the Great Yarmouth Borough-Wide Local Plan. Furthermore, if permitted, the proposal would create an undesirable precedent for further similar sub-division of these terraced properties in the area with a resultant increase in residential density to the detriment of the character of the locality.
