1.	The external appearance of the proposed extension is, by virtue of the scale, massing and design, is incompatible with the scale and features of the existing building, resulting in detriment to the character of that building. Therefore, it is the opinion of the local planning authority that, in view of the modest scale of the existing dwelling, the erection of an extension of the scale proposed would result in the overdevelopment of the site to the detriment of the character of the main dwelling and its immediate surroundings.
2.	For the reasons given the above, it is considered that the proposal is contrary to the provisions of the Great Yarmouth Borough-Wide Local Plan including, in particular, policies HOU18 and BNV18.
