No.Condition Text
1.The proposed development, which has resulted from the sub-division of an existing plot, would be out of character and scale with the surroundings and would, if permitted, set a harmful precedent for similar developments in this area of the village. In particular, the proposal would amount to a cramped form of over-development which would detract from the appearance of spaciousness that, for the most part, exists in Station Road. Consequently, the Borough Council considers that the proposal is contrary to Policies HOU7/HOU8 (criterion (A)), HOU15 and HOU17 of the adopted Great Yarmouth Borough-Wide Local Plan.
2.Despite the indicative plan and description of the proposed bungalow and garage in the 'Design and Access Statement', the submitted application form (for outline planning permission) indicates that all matters are reserved for approval. In the absence, therefore, of specific details, the Borough Council, as Local Planning Authority, is unable to fully assess the impact of the development on the residential amenities of the adjacent properties, particularly the host property, in respect of Policies HOU7/HOU8 (criterion (E)) and HOU15 of the adopted Great Yarmouth Borough-Wide Local Plan.
3.Inadequate visibility splays are provided at the junction of the access with the County highway and this would cause danger and inconvenience to users of the adjoining public highway contrary to Policies TCM13 and HOU7/HOU8 (criterion (C)) of the adopted Great Yarmouth Borough-Wide Local Plan. continued on next page :-
