1.	In the opinion of the local planning authority, the proposal does not accord with policy HOU18 , as, by virtue of its scale and realtionship to other buildings and boundaries, it would not enhance the form and character of the settlement and would lead to a terracing effect on this estate of well-spaced properties. The proposed extension is very close to the boundary and is considerd to be detrimental to the existing amenties of the adjoining occupiers by virtue of visual dominance and overbearing nature which would be created by the overall scale and design of the extension. Given the above the proposal does not accord with the provisions of Great Yarmouth Borough Wide Local Plan namely policies HOU18 and BNV18.
