| 1. | Policy HOU18 of the Great Yarmouth Borough Wide Local Plan states that extensions and alterations to dwellings will be permitted where the proposal is (i) in keeping with the design of the existing dwelling and the character of the area, (ii) would not significantly affect the amenities of any neighbouring dwelling; and, (iii) would not result in over-development of the site.
Given the above it is considered that the proposed extension would constitute an unacceptable form of development as it is not characteristic of the adjacent dwellings or the immediate surrounding area. The proposal if allowed, would, due to the scale and design of the extension, unbalance the appearance of the pair of semi-detached dwellings.
The external appearance of the proposed extension falls short of the standard required in this location and, due to the design, massing and external appearance, is incompatible with the scale and features of of the existing building, resulting in detriment to the character of that building. |
