| 1. | The proposed redevelopment of the site with seven bungalows in two terraces on this awkward and restricted site, with limited car parking and restricted turning area, would be an overdevelopment of the site leading to a form of development that would result in a poor quality of environment for the prospective occupiers of the proposed development and result in an unnaceptable impact on the residential amenity and access to the occupiers of adjoining dwellings. The proposal would therefore be contrary to Policy HOU15 and Criteria (A), (C) and (E) of Policy HOU7 of the Great yarmouth Borough-Wide Local Plan which seek to safeguard the form and character of settlements and protect the amenities of the occupiers of adjoining dwellings. |
| 2. | Planning Policy Statement 25 requires those proposing development are responsible for providing a Flood Risk Assessment to assess the risks to all forms of flooding to and from the development taking climate change into account. The submitted Flood Risk Assessment contains inadequate information to demonstrate that the development and its users will be safe for the lifetime of the development. |
