1.The proposal, which involves a further sub-division of a plot that already has consent to be sub-divided, would amount to a cramped form of overdevelopment which would cause serious harm to residential amenity in terms of the relationship that would result between the dwelling to be renovated and the adjoining dwelling to the west. In particular, the proposed two storey addition to the rear would, by virtue of its height, length and close proximity to the adjoining property, have an overbearing and oppressive effect on the outlook from that property, the occupiers of which would also suffer an appreciable loss of daylight and sunlight. Moreover, the Borough Council is of the opinion that the resultant size and nature of the curtilage of the dwelling to be renovated, especially with regard to the provision of private amenity space, would be unable to provide the quality of environment expected in new housing development or that which is experienced by the occupiers of existing residential property in this locality. Consequently, the Borough Council considers that the proposal is contrary to Policies HOU7/HOU8 (criteria A and E), HOU15, HOU17 and HOU18 of the adopted Great Yarmouth Borough-Wide Local Plan.
2.The proposal is contrary to Policies HOU18 and BNV18 of the adopted Great Yarmouth Borough-Wide Local Plan in that the renovation/remodelling of the existing dwelling and erection of the new dwelling would, by reason of the construction of pitched roofs with gable-ends, be out of keeping with and unsympathetic to the character of the existing pair of semi-detached houses which have hipped roofs. continued on next page :-
