1.	It is the opinion of the local planning authority that, in view of the restricted dimensions of the plot, the erection of a dwelling compatible in scale and character with the adjoining properties would result in the overdevelopment of the site to the detriment of the character and visual and residnetial amenities of the area. Given the above the proposal is considered to be contrary to the provisions of the Great Yarmouth Borough Wide Local Plan and in particular, policies HOU7, HOU8, HOU15 and HOU17.
