1.	The application proposes the erection of a pair of bungalows set close to the site boundaries which would be cramped and out of character with the more spaciously set frontage dwellings along Windsor Avenue and thereby constitute an unneighbourly form of development with the northern most bungalow advancing in front of 15 Windsor Avenue. The proximity of the new dwelling to the boundary of the site would produce conditions detrimental to the existing amenities of the adjoining occupiers, the proposal is therefore considered by the Local Planning Authority not to meet the criteria for new dwellings contained in policies HOU7, HOU15 and HOU17 of the adopted Great Yarmouth Borough-Wide Local Plan.
