1.	The property is situated in a prominent location within the Cliff Hill Conservation Area where it is the Council's policy to preserve and enhance the area. The sign, by virtue of its size, positioning, material and form of illumination is (a) out of keeping with the general character of the Conservation Area and (b) an unduly obtrusive and alien feature which detracts from the appearance of the building and the street scene. The sign is therefore contrary to Policies BNV22, BNV25 and BNV26 of the Great Yarmouth Borough-Wide Local Plan.
