| 1. | In the opinion of the local planning authority, the proposal does not accord with the provisions of the Grat Yarmouth Borough Wide Local Plan, as by virtue of its siting,limited amenity space and its realtionship to other buildings and boundaries, it would not enhance the form and character of the settlement.

| 2. | In view of the restricted dimensions of the plot, the erection of a dwelling in this location would result in the overdevelopment of the site to the detriment of the character and visual amenities of the area.
In addition the development would be detrimental to the residential amenities of adjacent occupiers by reason of noise and general disturbance from activities within the curtilage of the new dwelling. |
| 3. | The amenities that could be expected to accrue to the occupants of the proposed dwellijng would be be inadequate by virtue of the relationship of the development to its boundaries and the consequent restricted amount of amenity space available. |
| 4. | The proposal is contrary to the provisions of the Great Yarmouth Borough Council including, in particular, policies HOU7, HOU15, and HOU17. |
