No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The use of the premises as an MOT bay shall only be operated in conjunction with the existing workshop and car sales operation on the site and the building shall not be used for any other purpose without the prior consent of the Local Planning Authority. The reason for the condition is :- In the interests of the amenities of the occupiers of the nearby residential properties.
3.No part of the proposed structure shall overhang or impinge on the adjoining highway boundary on Exmouth Road. The reason for the condition is :- In the interests of highway.
4.Notwithstanding the provisions of Part 8 Class A of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order) the building shall not be altered in any way and no windows or doors installed (other than those expressly authorised by this permission) shall be constructed in the building hereby permitted without the prior consent in writing of the Local Planning Authority. The reason for the condition is :- In the interests of the amenities of the occupiers of adjacent property.
5.The covered preparation area shown on the approved plan shall be formed in accordance with the approved details prior to the MOT bay first being brought into use and the enclose on the eastern end of the structure shall thereafter be maintained and no access shall be formed through to Exmouth Road, unless otherwise agreed in writing with the Local Planning Authority. The reason for the condition is :- To ensure the development is satisfactorily completed in the interest of the amenities of the occupiers of nearby properties
6.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the requirements of Policy EMP16 of the adopted Great Yarmouth Borough-wide Local Plan.
