| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | Prior to the occupation of the development an evacuation plan should be submitted to the LPA and should include provisions to close the site upon receipt of a Flood Watch and evacuation of the site upon receipt of a Flood Warning, with a planned evacuation route.
The reason for the condition is:-
To ensure safe evacuation of the site and reduce risk to life. |
| 3. | Prior to occupation of the development, the business shall be signed up to the Environment Agency's 'Flood Warning' system.
The reason for the condition is :-
To ensure awareness of the flood risk and that a warning can be acted upon appropriately. |
| 4. | Prior to the commencement of any development, a flood response plan shall be submitted to, and agreed in writing with, the Local Authority. This flood response plan, including information regarding the availability of the Environment Agency's 'Floodline' flood warning scheme, shall be made available to all employees and future users of the site by means of fixed notices on site.

| 5. | Prior to the commencement of development, a scheme for the provision and implementation of flood resilience measures shall be submitted to and agreed, in writing, with the Local Planning Authority. The scheme shall be carried out in its entirety before the development is first occupied and constructed and completed in accordance with the approved plans and in line with the CLG publication "Flood Resilient Construction: Improving the flood performance of new buildings".

| 6. | Finished floor levels shall be set no lower than the existing building.

| 7. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the requirements of Policy EMP8 of the Great Yarmouth Borough-Wide Local Plan. |
