| 1. | It is the opinion of the local planning authority that, in view of the restrcited dimensions of the plot, the erection of a dwelling in the location proposed and of a compatible scale and design which reflects the characteristics of the area, would result in the overdevelopment of the site to the detriment of the character and visual amenities of the area. |
| 2. | By virtue of the orientation and scale of the proposed dwelling within the plot the amenities that could be expected to accrue to the future occupants would be inadequate, and those that are currently enjoyed by the occupants of the adjoining properties, would be likely to suffer to an unacceptable degree by virtue of direct overlooking with a consequent loss of privacy. |
| 3. | For the reasons given above the proposal is considered to be contrary to the provisions of the Great Yarmouth Borough Wide Local Plan including,in particular, policies HOU7, HOU8, HOU15 and HOU17. |
