1.	The Local Planning Authority considers that the proposed erection of two dwellings on the garden of no. 20 Poplar Drive would result in a form of development that would be out of character and scale with the existing development in the area. In addition, the erection of two dwellings on land that was formerly a garden would have a significant adverse impact upon the residential amenity and quiet enjoyment of the adjacent dwellings and would significantly and adversely alter the character of the area and local environment. The proposal is therefore considered to be contrary to Policies HOU17, HOU15 and Criteria (A) and (E) of Policy HOU7 of the Great Yarmouth Borough Wide Local 2001 which seek to prohibit such development.
