1.	The proposed siting of the smoking shelter in close proximity to the nearby residential properties is considered by the Local Planning Authority to be an unneighbourly form of development that will give rise to additional noise and disturbance to the occupiers of the adjacent properties. Furthermore the siting of the shelter in close proximity to the dwellings in Eden Place will adversely effect the residential amenities of the adjoining occupiers by reason of overshadowing and loss of visual amenity.
