1.The proposed two-storey extension would, in view of its design and positioning in such close proximity to the site boundary, constitute an unneighbourly form of development that would be detrimental to the amenities of the occupiers of the adjoining residential property by reason of overshadowing and loss of privacy. Consequently, the Borough Council considers that the proposal would, in respect of the need to protect the residential amenity of neighbouring occupiers, be contrary to the objective of Policy HOU21 of the adopted Great Yarmouth Borough-Wide Local Plan.
2.This site has seen extensive development around a modest two-storey country house, all of which remains subordinate to the original building. The proposed extension would go against this principle of subordination and would 'compete' with the original building in design terms. Furthermore, it is considered that the 'infilling' of this space in the manner proposed devalues the setting of the original building. The Borough Council is of the opinion, therefore, that the proposal is contrary to the aim of Policy BNV18 of the adopted Great Yarmouth Borough-Wide Local Plan.
