1.	The application site lies within the zone of separation, as defined on the Great Yarmouth Borough-wide Local Plan Bradwell and Gorleston Proposals Map, which exists between the residential and industrial developments in this area. It is the Council's policy not to allow new development in this zone to reduce potential problems of noise and general disturbance which can be associated with industrial and storage uses. The proposal would therefore be prejuducial to the aims of Policy EMP14 of the adopted Local Plan.
