1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
2. | The bed and breakfast letting units hereby approved shall not be brought into use until the hedge along the road frontage of the application site to the south-west of the existing vehicular access has been removed where positioned within 2 metres of the edge of the highway carriageway.
The reason for the condition is :-
To improve visibility at the site access in the interests of highway safety. |
3. | Foul drainage shall not be discharged other than directly to the foul sewer.
The reason for the condition is:-
In order to effect satisfactory drainage arrangements both on and from the site and to avoid problems of pollution of nearby water courses. |
4. | The accommodation units hereby approved shall only be used as bed and breakfast letting units and shall not be occupied as permanent residential accommodation.
The reason for the condition is :-
The accommodation hereby approved is not suitable for permanent occupation. |

6. | The Building Control Officer advises that the layout may require revision with regards to the provision of a wheel chair accessible bedroom and a covered main entrance. |
