| 1. | The proposal to redevelop the application site by the erection of two dwellings would result in a higher density of development than exists in the immediate vicinity. The new dwellings would therefore appear cramped and out of character with the adjoining development. The proposal would thereby be contrary to Policy HOU17 of the adopted Great Yarmouth Borough-wide Local Plan. |
| 2. | The long and narrow track from which the site would be accessed from Busseys Loke does not form an adequate access to the site for emergency and service vehicles and has no passing spaces. It is therefore not suitable to serve as a means of access to additional residential development. The proposal would thereby not meet the requirements of Policy HOU15 of the adopted Local Plan with regard to adequate servicing provision or criterion c of Policy HOU7/8 with regard to the provision of suitable access arrangements. |
