| 1. | The proposed density of development is excessive in relation to the adjoining bungalows against which the proposed development would appear cramped and out of character and scale. The proposed development would therefore not meet the requirements of Policy HOU7/8 criterion A or Policy HOU17 of the adopted Great Yarmouth Borough-wide Local Plan. |
| 2. | The construction of chalet bungalows with their consequent first floor windows would introduce a hitherto absent degree of overlooking of adjacent private garden areas. This would be detrimental to the residential amenities of adjoining occupiers contrary to criterion E of Policy HOU7/8 of the adopted Local Plan. |
| 3. | The Local Planning Authority considers that an independently defined access should be provided from the site to the public highway to avoid pedestrian and vehicular conflict occuring with traffic using the petrol filling station and adjoining commercial uses. The proposal in its present form would therefore be contrary to criterion C of Policy HOU7/8 and Policy HOU15 of the adopted Local Plan with regard to the provision of suitable access arrangements. |
