| 1. | Planning Policy Statement 25 requires those proposing development are responsible for providing a Flood Risk Assessment to assess the risks to all forms of flooding to and from the development taking climate change into account. The submitted Flood Risk Assessment contains inadequate information to demonstrate that the developmentand its users will be safe for the lifetime of the development. |
| 2. | The proposal to re-build the structure to form a new dwelling with an increased height and the addition of a first floor section adjacent to the rear of 69 North Market Road constitutes an unneighbourly form of development by reason of overshadowing and loss of visual amenity. In tems therefore of the likely effect of the development on the character of this locality and the amenities currently enjoyed by the adjoining residents, the proposal is considered not to meet the criteria fornew dwellings contained in Policies HOU7, HOU15 and BNV10 of the adopted Great Yarmouth Borough-Wide Local Plan. |
