1.	The erection of a pair of semi-detached houses of the size proposed constitutes an overdevelopment of this restricted site in that the Local Planning Authority is not satisfied that there would be sufficient space within the site to provide an adequate amount of private amenity space and satisfactory parking and turning facilities for each of the dwellings bearing in mind the proximity of the vehicular access to a busy road junction. The Local Planning Authority therefore considers that the applicants have failed to demonstrate compliance with Policy HOU7 (criterion c) and Policy HOU15 of the adopted Great Yarmouth Borough-wide Local Plan.
