| 1. | Planning Policy Statement25 requires those proposing development are responsible for providing a Flood Risk assessment to assess the risks to all forms of flooding to and from the development taking climate change into account. The submitted Flood Risk Assessment contains inadequate information to demonstrate that the development and its users will be safe for the lifetime of the dvelopment. |
| 2. | The drawings submitted as part of the application do not accurately illustrate the front elevation of the proposed development to show the angle the northern boundary cuts back into the site and does not adequately illustrate the extent of the flat roof at the rear of the development. Furthermore it is considered that the design of the shopfront is unacceptable and no consideration has been given to the position of the existing bus shelter in relation to the proposed building, the development is thereby considered contrary to Policy BNV18 of the Great Yarmouth Borough-Wide Local Plan. |
