1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.This permission relates solely to the granny annexe indicated as phase 1 and defined by a red line on the application drawing received by the Local Planning Authority on 6th October 2006. The reason for the condition is :- For the avoidance of doubt.
3.The additional accommodation hereby permitted shall only be used by the occupiers of the attached dwelling or their dependents and shall not be used as a separate dwelling or let separately for holiday purposes. The reason for the condition is :- To enable the Local Planning Authority to retain control over the use of the site as permission has been granted on the basis that the new accommodation is ancillary to the original dwelling.
4.The annexe hereby approved shall not be brought into use until the hedge along the road frontage of the application site to the south-west of the existing vehicular access has been removed where positioned within 2 metres of the edge of the highway carriageway. The reason for the condition is :- To improve visibility at the site access in the interests of highway safety.

6.This permission does not purport to convey consent for any other works shown on the submitted drawing beyond those mentioned in Condition 2. A separate planning application accompanied by a design and access statement must be submitted for these other works.
7.REASON FOR APPROVAL OF THE APPLICATION :- Subject to compliance with the above conditions, the proposal meets the criteria for domestic additions set out in Policy HOU18 of the adopted Great Yarmouth Borough-wide Local Plan.
