| 1. | The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | All habitable accommodation should be at or above a minimum floor level of 3.75mAOD, (derived from the combination of a flood level of 3.6mAOD and 150mm freeboard). The reason for the condition is :- To ensure the appropriate protection to the development and occupants. |
| 3. | Details of a Flood Plan shall be submitted to the local authority for approval prior to the commencement of the development. This shall incorporate a statement which ensures that, as a minimum, the approved Flood Plan shall be implemented in the event of a severe flood warning being issued. The reason for the condition is :- To minimise the risk to occupants in the event of flooding. |
