No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with; Floor Plans Drawings No. 11/05(--)07,11/05(--)08,11/05(--)09, Elevations Drawings No.11/05(--)120 Car Parking 11/05(--) 104 (excluding storage buildings) and; The Proposed Repair and Conversion supporting Documentaion and detailed specification therein. The reason for the condition is :- For the avoidance of doubt.
3.All habitable accommodation shall be located above the level of 4.56m AOD. The reason for the condition is :- To ensure adequate protection to people and property, as advocated by Planning Policy Guidance 25.
4.Prior to the commencement of development, a scheme for the provision and implementation of flood proofing measures shall be submitted to and agreed inwriting by the LOcal Planning Authority. The scheme shall be carried out in its entirety before the development is first occupied and the constructed and completed in accordance with the approved plans and in line with the government publication 'Preparing for Floods' The reason for the condition is :- To ensure adequate protection to property, as advocated by PPG25.
5.Notwithstanding the submitted plans, this notice does not grant consent for the erection of the storage buildings at the rear of the main buildings which prior to the first occupation of the dwellings shall be subject to revision and the agreement of the local planning authority. The reason for the condition is :- To secure a proprely planned development and to protect the residential amenity of the nearby residential properties.
6.No part of the proposed structure shall overhang or encroach upon highway land and no door shall open outwards over the public footway. The reason for the condition is :- To prevent obstruction of the public footway in the interests of footway safety.
7.The Reason for the Approval. The proposal - subject to the above conditions - is considered by the Local Planning Authority to comply with Policy BNV5,BNV6 and HOU 23 of the Great Yarmouth Borough Wide LOcal Plan 2001.
