| 17. | Reasons for Approval
1.The application is considered to comply with the policies of the Local Pan:
1a.It complies with policy H1 because it is on a small/infill site and has no detriment to the form and character of the existing settlement. The existing area of open land does not provide an open space of amenity value and the development will provide an adequate standard of residential amenity for its occupiers and does not have a significant adverse effect on the existing adjoining properties.
1b The development complies with policy B7 because taking into account the character and appearance of that part of the application site within the conservation area and given its open character makes a neutral or minor positive contribution to the conservation area, the development, including sympathetically designed buildings enhances or at least preserves the character of the conservation area looked at as a whole.
1c.The application complies with policy B11 because the design is appropriate to its setting, including the conservation area which is respected. The development represents a visual benefit to the landscape given the existing detrimental character of the agricultural buildings.
1d The development complies with policy C6 because it will not lead to an increased boating use.
1e The development complies with policies C2 and C20 because there would be no adverse impact on the Site of Special Scientific Interest to the north west of the site or on the Area of Outstanding Natural Beauty to the east.
2.There are no other material considerations of sufficient weight to justify a refusal of planning permission.
3.The scheme is, therefore, an acceptable form of development which accords with the Local Plan policies detailed above.
