1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |
2. | The development shall be carried out in accordance with Drawing No.1695 and the detail thereon.
The reason for the condition is :-
For the avoidance of doubt and with the terms of the application. |
3. | Not withstanding condition 2, this planning permission is applicable to the kitchen extension and new entrance lobby only and does not grant approval for a new vehicular access.
The reason for the condition is :-
Because the access in the position shown is considered to be a hazard to road safety and as agred with the applicant on 11th July 2006. |
4. | The finished floor level of the proposed extensions shall be no lower than the finished floor level of the existing dwelling.
The reason for the condition is :-
Because the site is in an area indentified by the Environment Agency at risk of flooding. |
5. | The materials used in the construction of the external walls and roof covering shall match those used in the existing dwelling as closely as possble unless otherwise agreed in writing by the local planning authority.

6. | The Reason for the Approval.
The local planning authority considers that,subject to the above conditions, the proposal complies with Policy B11 and H11 of the Broads Local Plan 1997. |
