No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the Drawings No.5336.2C, and the detail thereon. The reason for the condition is :- For the avoidance of doubt and in accordance with the submitted application.
3.Prior to the commence of development,precise details of the materials to be used in the construction of the external roofs and walls including the colour and profiles shall be submitted to and agreed by the local planning authority. The reason for the condition is :- Because the precise details have not been submitted.
4.The development shall be constructed with a minimum finished floor level of 1.65m AOD. The reason for the condition is :- To ensure that the appropriate protection to the development and occupants in accordance with the submitted revised FRA, ref.55336,dated May 2006.Also to comply with Policy INF1 and INF2 of the Broads Local Plan 1997.
5.Prior to the commencement of development, a scheme for the provision and implementation of flood proofing techniques shall be submitted to and agreed in writing by the Local Planning Authority. The scheme shall be incorporated into the development to minimum level of 1.3m AOD and carried out in it's entirety before the devlopment is first occupied. The scheme shall be constructed and completed in accordance with the approved plan and in line with the ODPM publication'Preparing for Floods'. The reason for the condition is :- To minimise the damage to the development in the event of flooding and enable a faster recovery once waters have subsided.Also to comply with policy INF1 of the Broads Local Plan.
6.A flood evacuation plan shall be submitted and agreed, in writing with the local planning authority before occupancy of any part of the proposed development. The reason for the condition is :- To minimise the risk to occupants in the event of flooding and to comply with Policy INF1 of the Broads Local Plan 1997.
7.The development shall be constructed with a minimum underside floor level of 1.12AOD to allow the movement of any flood flow up to the esimated 1:100 return period to move across the site unimpeded. The reason for the condition is :- To ensure the appropriate protectio to the development and occupants and to comply with Policy INF1 and INF2 of the Broads LOcal Plan 1997.
8.Prior to the commencement of development,a scheme for the provision and implementation of horizontal slats, incorporated into both the decking and perimeter of the dweling shall be submitted to and agreed in writing by the Local Planning Authority. The scheme shall be carried out in its entirety before the development is first occupied and be constructed in accordance with paragraph 4.1 of the submitted Flood Risk Assessement, ref:5336 dated May 2006. The reason for the condition is :- To prevent blockage of flood flows as a result of debris and storage and to comply with Policy INF1 of the Broads Local Plan 1997.
9.Prior to the commencement of development,a flood evacuation plan shall be submitted to and agreed in writing, with the local planning authority in consultation with the Environment Agency. The reason for the condition is :- To minimise the risk to occupants in the event of flooding and to comply with Policy INF1 of the Broads Local Plan 1997.
10.The Reason for the Approval. The Local Planning Authority considers that the proposal complies with Policy B11,H11 and INF2 of the Broads Local Plan 1997.

Consent is not implied by these comments. Under the terms of the water Resources Act 1991 and the Land Drainage Byelaws,the prior written consent of the agency is required for any prosed works or structures either effecting or within 9 metres of the tidal or fluvial flood defence.
