| 1. | The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | Floor levels within the proposed development will be set no lower than existing floor levels within the building to be extended. The reason for the condition is :- In order to minimise the likely effects from flooding taking place in the locality. |
| 3. | Before the development is commenced a scheme of planting and landscaping shall be submitted for the approval of the Local Planning Authority and the planting of trees and shrubs shall be carried out in accordance with the scheme as approved within three months of the approval. Any trees and shrubs so planted which dies within 5 years shall be replaced within one year by the applicants or their sucessors in title.
