1.	The proposed dwelling and garage would, by reason of being sited well in advance of the building line, be significantly detrimental to the form, character and setting of the settlement contrary to Policies HOU7/HOU8 (criterion (A)) of the adopted Great Yarmouth Borough-Wide Local Plan.
2.	The proposal is contrary to Policy HOU15 of the adopted Great Yarmouth Borough-Wide Local Plan in that the dwelling would, by reason of its close proximity to the northern, eastern and southern plot boundaries, constitute an overdevelopment of the site. Consequently, the development, as proposed, would not provide a higher quality housing environment in accordance with the objective of this policy and, in particular, satisfactory living conditions for the potential occupants of the dwelling.
