| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The use of premises hereby permitted shall only take place between the hours of 9am and 11.30pm on any one day and shall be closed at all other times.
The reason for the condition is :-
To safeguard amenities of adjoining residents. |
| 3. | There shall be no playing of amplified sound or music outside the building and within the building it may only be played between the hours of 9am and 11.30pm on any one day.

| 4. | Within six months of the use hereby permitted commencing or within such period as may be agreed in writing, the exterior of the main facade of the Building fronting Marine Parade shall be re-painted in accordance with a colour scheme to be agreed, in writing, with the Local Planning Authority.

| 5. | No advertisements, signs or motifs, other than those permitted by theTown and Country Planning (Control of Advertisements) Regulations 1992 may be displayed on the building without the prior consent of the Local planning Authority.

| 6. | The development in so far as it relates to the fixed frontage screen and doors shall be carried out in accordance with the revised details referred to in the agents letter dated 23rd January 2006 and the premises shall be laid out in accordance with drawing 2653/4/A and thereafter maintained in accordance with this layout unless otherwise agreed, in writing, with the Local Planning Authority.

| 7. | No part of the proposed structure shall overhang the public highway and no window or door, including the electrically operated folding door, shall open outwards over the highway boundary.

| 8. | REASON FOR APPROVAL OF THE APPLICATION :-
To bring this building back into use, providing appropriate facilities for its seafront location and the enhancement of the Seafront conservation area. |
