1.The proposal is considered by the Local planning Authority to be contrary to Policy C2 and C20 of the Broads Local Plan in that it would impact adversely upon the visual and landscape character of this important part of the Conservation Area, the Area of Outstanding Natural Beauty within which the site is situated and on the adjacent Site of Special Scientific Interest.
2.The proposed development is considered by the Local Planning Authority to represent overdevelopment of the site and a form of development based on three pairs of large and bulky semi-detached dwellings which are out of scale, design and character with the surrounding dwellings and is therefore contrary to Policy B7 and B11 of the Broads Local Plan 1997.
3.The site is located in an area at risk from tidal flooding. The application does not contain sufficient detail to demonstrate that any flood risk to the development will be successfully managed to ensure that the change of use to residential accommodation is appropriate. The proposal is therefore contary to the requirements of Policy INF1 of the Broads Local Plan 1997 and Planning Policy Guidance 25.
