1.The siting of the most southerly dwelling in such close proximity to the boundary of the application site with nos 55 and 57 Clover Way would detract from the outlook from these properties from which it would appear as an oppresive and over-dominant feature. The proposal is therefore contrary to criterion E of Policy HOU7 of the adopted Great Yarmouth Borough-wide Local Plan which requires new residential development not to be significantly detrimental to the residential amenities of adjoining residents.
2.Policy NNV10 of the adopted Great Yarmouth Borough-wide Local Plan states that in connection with new development, the Local Planning Authority will expect the retention of landscape features. In this context the application does not indicate that consideration has been given to the existing trees within the application site and their retention and protection where appropriate.
