No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.Not more than 4 lorry tractor units and trailers shall be stored at or operated from the site. The reason for the condition is :- So that the development is maintained at a scale that will not detract from the rural character of the area.
3.Prior to the commencement of the use hereby permitted any access gates shall be hung to open inwards and shall be set back a minimum distance of 10 metres from the near edge of the adjoining highway carriageway. The reason for the condition is :- In the interests of highway safety.
4.Prior to the first commencement of the use hereby permitted the proposed vehicular access shall be upgraded in accordance with N.C.C. industrial access construction specification for the first 5 metres into the site as measured back from the near edge of the adjacent carriageway. The reason for the condition is :- In the interests of highway safety.
5.Prior to the first commencement of the use hereby permitted the proposed on-site parking and turning area shall be laid out, demarcated, levelled, surfaced and drained and retained thereafter available for that specific use. The reason for the condition is :- To ensure the provsion of adequate on-site parking and turning facilities for the development.
6.Prior to the first commencement of the use hereby permitted a 4.5 metre x 120 metre visibility splay shall be provided to the east of the proposed access. The splay shall be thereafter maintained free from any obstruction exceeding 0.6m above the level of the adjoining highway carriageway. The reason for the condition is :- In the interests of highway safety.
7.Prior to the commencement of the use hereby permitted the existing access shall be widened to a minimum width of 6 metres for a distance of 10 metres measured into the site from the near edge of the existing highway carriageway The reason for the condition is :- In the interests of highway safety.
8.Prior to the commencement of the use hereby permitted two no.vehicle passing bays shall be provided at equidistant intervals along the existing private access road. The reason for the condition is :- In the interests of highway safety.
9.REASON FOR APPROVAL OF THE APPLICATION :- Subject to compliance with the above conditions, the development hereby approved would not be prejudicial to the aims of policies NNV7 or TCM13 of the adopted Borough-wide Local Plan.
