| 2. | The development shall be carried out in accordance with the Drawings Nos.Plo 1,2,3 and 4, garages GO1 and 2.and soft and hard landscaping as shown on Drawing SL150
and is subject to the conditions set in the outline planning approval.
The reason for the condition is:-
For the avoidance of doubt and to secure a properly planned development. |
| 3. | No dwelling shall be occupied until the garage relating to that dwelling has been completed and thereafter no business or commercial activity shall be carried out within or from that garage.
The reason for the condition is :-
To ensure that the development is satisfactoirily completed and in the interests of the residential amenities of the area. |
| 4. | During the course of the construction hereby approved, HGV wheel washing facilities shall be provided, details of which shall be submitted to and approved by the Local Planning Authority. The approved facilities shall be retained in the agreed location until the development is completed,unless otherwise agreed in writing by the Local Planning Authority.
The reason for the condition is:-
To prevent mud and debris from being deposited on the existing road network. |
| 5. | The soft landscaping for the site shall be carried out in accordance with Drawing No.GYSG-300-1, GYSG-300-1 and GYSG-300-3 received by the Local Planning Authority on the 11th June 2003 and is subject to the details set out in outline planning approval.
The reason for the condition is:-
To ensure the provision of amenity afforded by an appropriate landscaping scheme and for avoidance of doubt. |
| 6. | Prior to the development commencing, the details of the materials to be used in the construction of dwellings, garages and walls unless shown on the approved drawings shall be submitted to and agreed in writing by the Local Planning Authority.
The reason for the condition is:-
Because the details have not been submitted. |
| 7. | The Reason for the Approval.
The Local Planning Authority considers that subject to the above conditions and those imposed on the outline planning permission that the proposal complies with Policy HOU6 of the Great Yarmouth Borough Wide Local Plan 2001. |
| 8. | Please Note:- This permission is subject to the conditions and time constraints imposed on the Outline Planning Permission 06/00/0737/O and is subject to a legal agreement under Section 106 of the Town and Country Planning Act. |
