1.	The erection of two bungalows on this site which is to the rear of the existing housing and with no proper road frontage of its own would lead to a sub-standard layout of land. The fact that vehicular access to the development would be by the rear access passage to the existing housing, which is not wide enough for two vehicles to pass, is also likely to endanger users of the access and give rise to servicing difficulties for the proposed dwellings. The proposal is therefore contrary to Policy HOU15 and Criteria (A), (C) and (E) of Policy HOU7 of the Borough-Wide Local Plan.
