| 1. | The development must be begun not later than five years beginning with the date of this permission.
The reason for the condition is :-
Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2. | The use hereby permitted shall not be open to customers outside the following times:-
8am to 5pm Monday to Friday and 8-30am to 1-30pm on Saturdays with no opening of the premises on Sundays.

| 3. | The development shall be carried out in accordance with the revised plan received by the Local Planning Authority on 3rd December 2004.

| 4. | Details of any flues or extract vents shall be submitted for the approval of the Local Planning Authority and all works shall be carried out in accordance with such details as approved and thereafter be maintained in accordance with the agreed details.

| 5. | The car parking area at the front of the premises as indicated on the amended drawing referred to above shall be kept clear and available for the parking of customers cars using the cafe and shall not be used for any other purpose without the prior written consent of the Local Planning Authority.
