| 1. | The conversion of this holiday accommodation to upgrade the four basement flats and provide five additional self-contained two bedroomed maisonettes for residential purposes would lead to a loss of tourist accommodation which would be contrary to Criterion (A) of Policy TR12 of the Great Yarmouth Borough-Wide Local Plan in that, the cumulative effect of the change of use, would result in a significant adverse effect on the character of the holiday area.
The premises are located in an ideal position for hoilday use, being close to the seafront, the esplanade and a wide range of tourist attractions, features which combine to give the area its special character and any significant increase in non holiday related development would detract from this character. The loss of such a substantial number of holiday flats, with their large number of bedspaces, would be to the detriment of the resort which seeks to offer the widest range of available accommodation for the benefit of visitors. |
