| 1. | The proposed erection of a bungalow would be detrimental to the residential amenities at present enjoyed by the occupiers of the adjacent property to a degree dependant on the extent of the removal of the existing dunes, details of which were not submitted as part of this application. In the event of the bungalow being sited at a lower level this would entail the removal of the semi-natural vegetation and expose to view the development to the west of the site, which would seriously damage the established features of the site and surrounding area thereby harming the character and appearance of this coastal area. |
| 2. | The development of the site will result in the loss of 'private open space'as defined in the Great Yarmouth Borough-Wide Local Plan contrary to the provisions of Policy REC11, being that the proposed development of the site would erode the provision of amenity, open space. |
| 3. | The proposal to erect a bungalow on the site, which lies between the beach and the limit of the established built up area of Caister, would result in the destruction of the existing dunes covering the site, is considered contrary Policy NNV3 of the Great Yarmouth Borough-Wide Local Plan which would result in a development that would be a very obtrusive form of development which would adversely affect the overall appearance and relatively unspoilt character or this part of the coastline. |
| 4. | The proposal lies beyond the defined limits of the village for the purposes of new residential development as set out in policy HOU7 of the Great Yarmouth Brorough-Wide Local Plan and constitutes an unwarranted intrusion into the area of open dunes, in an area at risk from coastal erosion and may prejudice the future maintenance of the sea defences. |
