1.	The proposal is considered by the Local Planning Authority to be contrary to Policy PHB9 and B11 of the Broads Local Plan 1997 in that the resulting building would occupy more than 70% of the plot frontage and be overdominant on its plot which is further exaggerated by the fact that the extension is two storey - which is not supported by Policy PHB9 - not subservient to the original building resulting in the chalet becoming more visually dominant and one that is considered to detrimental to the visual amenity of the this part of the Broadland river system.
