| 1. | Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan states that extensions and alterations to dwellings will be permitted where the privacy and amenity of neighbours are adequately safeguarded. The extension or alteration must :-
(a) be in keeping with the design of the existing dwelling and the character of the area,
(b) not prejudice the amenities of neighbouring dwellings, and
(c) not result in over-development of the site's curtilage.
The proposal is considered to be contrary to the criteria of Policy HOU18 in that the development, if approved, would by virtue of its mass, height and close proximity to the boundaries of the site result in an unneighbourly form of development which would be detrimental the residential amenities of the occupiers of adjacent dwellings by reason of overshadowing, loss of privacy and loss of visual amenity. |
